Why This Process Matters

Most clients are not just looking for a builder. They want clarity on how the process works, what happens first, how budgeting is protected, when plans are created, and how decisions are made before construction begins. This page is designed to show exactly how Andrew Signature Homes guides clients through that process.

Whether you are planning a luxury custom home, a modern barndominium, or a steel-frame residence across Tennessee, North Carolina, or South Carolina, our design system keeps every major decision organized and aligned before construction begins.

Design + Pre-Construction Timeline

A premium project starts with a clear roadmap. These steps are designed to protect vision, align budget, and create a smoother build experience.

1

Initial Consultation

We begin with a focused consultation to understand your goals, land, preferred home style, budget range, material preferences, property conditions, and overall vision. We also discuss the financing direction that may best fit your project.

2

Financing Direction

If financing is needed, we help point you toward the lending path that best supports your build. Early financial alignment helps keep design decisions grounded in reality from the start. You can also review our Financing guidance.

3

Deposit + Design Start

When you are ready to move forward, we issue the design deposit invoice by email for your custom architectural drawings. Once payment is received, your design phase officially begins.

4

One-on-One Drafting Collaboration

You are introduced to our professional drafting team and begin one-on-one collaboration to shape layout, flow, style, and priorities. This is where your vision starts becoming a buildable plan.

5

Design + Engineering Window

Design and engineering typically take about 4 to 10 weeks depending on square footage, location, complexity, revision rounds, and project type.

6

Mid-Design Builder Review

At the midpoint, you meet with our builder team for a practical construction and budget review. This helps confirm the design remains aligned with intended scope before moving too far forward.

7

Stamped + Sealed Plans

After design direction and budget alignment are confirmed, final plans move into professional stamping and sealing as required.

Conventional / Custom Homes

Plans may be stamped and sealed by local architects and structural engineers based on jurisdictional requirements.

Steel Structures

Custom architectural plans may be stamped and sealed by the manufacturer depending on the structure package and project scope.

8

Blueprint Delivery + Pre-Construction Readiness

With plans complete and approvals in place, you move into the next stage with a stronger roadmap for permitting, pricing, construction planning, and execution.

Important Design + Blueprint Notes

Custom architectural blueprint pricing varies based on square footage, location, complexity, and overall project scope.
If a client is only purchasing custom blueprints and needs plans stamped and sealed, additional cost may apply.
For steel structures, stamped and sealed plan costs may be paid directly by the client or included in the full build package based on agreement.
Timeline estimates may shift based on revision rounds, consultant coordination, engineering requirements, and project complexity.

How Our Design Technology Benefits Clients

We use professional residential design software built specifically for home builders, architects, remodelers, and interior design workflows. As each project develops, 2D planning and 3D visualization work together so clients can better understand the home before construction begins.

  • Supports more accurate planning for roofs, foundations, framing, dimensions, materials, and key selections.
  • Doors, windows, cabinetry, fixtures, and appliance placements update intelligently as designs evolve.
  • Design options can be explored more clearly, helping clients make decisions with greater confidence.
  • Advanced renderings and walkthrough views help clients visualize the home faster and more realistically.

The goal is not complexity. The goal is clarity, confidence, and better planning for every client.

Most projects move through design and engineering in roughly 4 to 10 weeks, depending on size, complexity, jurisdiction, and revision rounds.

What happens during the initial consultation?

We review your vision, land, style direction, goals, budget range, and financing path so every next step has context and clarity.

Do I need financing before starting design?

Not always. However, financing direction early in the process helps keep design decisions aligned with realistic construction planning.

Are stamped and sealed plans included?

Requirements vary by project and location. Some plans are stamped through local architects and engineers, while steel structure plans may be stamped by the manufacturer when applicable.
